When rebuilding makes more sense than renovating
Sometimes an old villa is not worth extending: the structure is tired, the layout cannot be fixed, or the plot deserves a house designed for how you live now. A knock-down and rebuild lets you keep the location, which is often the most valuable part, and replace everything on it.
Because Al Jawadri also builds luxury villas, from footings through structure to finishes, demolition is planned as the first stage of construction, not as a separate job handed to someone else. That keeps the programme tight and the site tidy.
The stages
- Survey of the existing villa, boundaries, neighbours and services
- Approvals and disconnection of utilities
- Controlled demolition and removal of debris to approved locations
- Site clearance, soil check and setting out
- New foundations, structure, envelope and finishes
- Glass, aluminium, paving and external works from one team
Working next to neighbours
In villa communities, demolition happens within metres of occupied homes. Dust suppression, noise limits, working hours, safe truck movement and protection of boundary walls and services all need planning. We keep the site secure and tidy and communicate with the community management where required.
Reusing what is worth keeping
Not everything has to go. Boundary walls, mature landscaping, plinths or foundations in good condition may be retained or reused if the engineer confirms they are suitable. Deciding this early saves cost and preserves character.
Next step
Send us the plot location, photos of the existing villa and your plans for the new one. We will review feasibility and provide a clear proposal covering demolition and rebuild. For the new build see luxury villa construction and villa construction.
